There's something about the holidays that makes you look around your space a little differently.
Maybe the dining table only fits four. Maybe you're tired of hosting in a living room that doubles as an office. Or maybe you've spent another year saying, "Next year we'll be in our own place."
If that sounds familiar, here's the good news: there's still time. Here's what it actually takes to be unpacking boxes before the year ends.
The honest timeline
Most purchases take about 30 to 45 days from accepted offer to closing. So if you want to be in your new home before the end of December, you'll want to be under contract by around mid-to-late November.
That sounds tight, but it's very doable with a plan. Here's how I'd break it down:
Right now: get pre-approved. This is the step that slows people down the most, and it's the one you can knock out this week. A pre-approval tells you exactly what you can spend and shows sellers you're serious.
Early to mid November: tour with focus. This isn't the season to casually browse for months. Know your must-haves, your deal-breakers, and your areas, and go see the homes that fit.
Mid to late November: make your move. Once you find the one, we write a strong offer and get it accepted.
December: inspection, appraisal, keys. I keep the process moving, keep you updated, and make sure nothing sneaks up on you before closing day.
Why buying in the winter can work in your favor
A lot of buyers take a break after Halloween. That means less competition, sellers who listed in the colder months because they truly need to move, and often more room to negotiate on price, repairs, or closing costs.
Spring gets all the attention. Winter is where the quiet opportunities are.
What could make it tricky
Holiday weeks can slow things down: lenders, title companies, and inspectors take time off too. That's why starting early matters. A little planning now keeps your closing from landing in the middle of a holiday break.
And if the timing doesn't work out? That's okay. You'll be pre-approved, you'll know the market, and you'll be first in line when spring inventory hits.
Picture it
Lights in your own windows. Your people around your own table. The first holiday morning in a place that's actually yours.
If you'd like to see whether that's realistic for you this year, let's talk. No pressure, just a plan.
