Living in Arvada, Colorado

A local's guide to Arvada homes, neighborhoods and everyday life, including Candelas.

Arvada is home for me. I live in Candelas, and I love how this city blends small-town charm with easy access to Denver, Boulder and the mountains. Here's what I'd tell a friend who's thinking about moving here.

Arvada at a glance

  • Location: Northwest Denver metro, mostly in Jefferson County, about 20 minutes from downtown Denver

  • Schools: Jeffco Public Schools

  • Typical home price: Recent estimates put the median around $645,000 (mid-2026), with homes typically going under contract in about four weeks

  • Getting around: I-70, I-76 and Highway 93, plus the RTD G Line commuter train to Union Station

Why people love Arvada

Arvada has a little bit of everything. Olde Town Arvada is the heart of the city, a walkable historic district listed on the National Register of Historic Places, with local restaurants, breweries, shops and events year-round. The G Line train stops right in Olde Town, so you can be at Union Station without touching a car.

The Arvada Center for the Arts and Humanities brings professional theater, galleries and summer concerts. Apex Park and Recreation District runs recreation centers, pools and golf, and Standley Lake on the city's northwest edge is a favorite for paddleboarding, fishing and sunset walks.

Neighborhoods to know

Olde Town and central Arvada. Older homes, bungalows and mid-century ranches on tree-lined streets, many within walking or biking distance of Olde Town. Great for buyers who want character and walkability.

West Woods and Ralston Valley. Established neighborhoods in west Arvada with larger lots, golf course homes and easy access to the foothills.

Leyden Rock and Whisper Creek. Newer communities on the northwest side with modern floor plans, parks and trail systems.

Candelas. My own neighborhood, on Arvada's northwest edge near Highway 93. Candelas has newer homes, about 13.5 miles of trails, roughly 193 acres of open space, two swim and fitness clubs, a dog park and wide-open views of the Front Range. It's a favorite for families and anyone who wants to be close to the foothills while staying 25 minutes or so from Boulder and downtown Denver.

Homes and prices

Arvada offers one of the widest ranges in the northwest metro, from condos and townhomes to classic ranches, 1990s two-stories and brand-new construction. Recent estimates put the median around $645,000 in mid-2026. Newer communities such as Candelas and homes on larger lots in west Arvada generally sit above that, while central Arvada can offer more value. As always, I pull current comparable sales for any specific home.

Many newer neighborhoods have HOA dues and metro district taxes, so I help buyers confirm total monthly costs before writing an offer.

Schools

Arvada is served by Jeffco Public Schools, with a mix of neighborhood schools, option schools and charters. Boundaries can change, so I recommend confirming the assigned schools for any specific address with the district.
