Living in Highlands Ranch, Colorado

A local's guide to homes, neighborhoods, schools and everyday life, from someone who grew up here.

I was raised in Highlands Ranch, so this community isn't just a market to me. It's summer afternoons at the rec center pool, bike rides on the trails behind the house, and the view of the foothills on the drive home. If you're thinking about buying or selling here, this guide covers what I'd want a friend to know.

Why people love living here

Highlands Ranch was planned from the ground up starting in the early 1980s, and it shows. Neighborhoods are connected by trails and greenbelts, parks are never far away, and the community still feels green and open even at its current size.

The biggest draw for most families is the Highlands Ranch Community Association (HRCA). Every homeowner is a member, and membership includes access to four full recreation centers (Eastridge, Northridge, Southridge and Westridge) with pools, fitness centers, classes and summer camps. It's one of the reasons Highlands Ranch feels like a small town inside a big metro.

Then there's the outdoors. The HRCA's Backcountry Wilderness Area protects about 8,200 acres of open space on the south side of the community, with guided hikes, horseback riding and outdoor programs. Chatfield State Park sits just to the west, Daniels Park borders the southwest edge, and the Highline Canal Trail passes through on its way across the metro.

Neighborhoods within Highlands Ranch

Highlands Ranch is big enough that where you buy matters. Each area has its own feel and its own pricing.

Northridge. Some of the community's earlier phases, closest to C-470 and the commute north. Expect established trees, a wide range of home sizes, and some of the more approachable prices in Highlands Ranch.

Eastridge. The original first phase on the east side, near Town Center, shopping and the quickest access to I-25. Great for buyers who want convenience and mature neighborhoods.

Westridge. Built largely in the 1990s, with easy access to trails and the western open space toward Chatfield. Many homes back to greenbelts.

Southridge. Newer homes on the southern side, close to the Backcountry Wilderness Area, with plenty of room for families.

BackCountry. The newest and most exclusive part of Highlands Ranch, a gated community next to the Wilderness Area with custom and semi-custom homes and some of the best views in the area. This is where Highlands Ranch's luxury market lives.

Homes and prices

Highlands Ranch offers a wide range, which is part of its appeal.

  • Townhomes and condos are the most affordable way into the community and often appeal to first-time buyers and downsizers.

  • Single-family homes make up most of the market, from 1980s and 1990s two-stories to newer builds with open floor plans.

  • Luxury and custom homes, especially in BackCountry and on view lots near the open space, sit at the top of the market and regularly exceed $1.5 million.

Recent estimates put the overall median around $825,000 in mid-2026, a little higher than nearby Centennial and Littleton and below Lone Tree. Prices vary a lot by neighborhood, age and lot, so I always pull current comparable sales before anyone makes a decision.

Good to know: Most homes are part of the HRCA, and many also belong to a smaller neighborhood HOA. I always help buyers confirm the total monthly dues for a specific address before writing an offer.

Schools

Highlands Ranch is served by the Douglas County School District, one of the reasons so many families move here. The community has four public high schools:

  • Highlands Ranch High School

  • ThunderRidge High School

  • Mountain Vista High School

  • Rock Canyon High School

There are also many elementary and middle schools, charter schools and private options nearby. School boundaries can change, so I always recommend confirming the assigned schools for any specific address with the district.

Commute and getting around

Highlands Ranch is one of the easier south-metro suburbs to commute from. C-470, along the north edge of the community, connects to I-25 and the Denver Tech Center to the east and to the foothills to the west. Downtown Denver is roughly a 30-minute drive outside rush hour, and RTD light rail stations in neighboring Littleton and Lone Tree offer a car-free option into the city. Commute times vary a lot by time of day, so I always suggest test-driving your route at the hours you'll actually travel.

Things to do

  • Walk the grounds or attend an event at the historic Highlands Ranch Mansion, built in the 1890s and now a community event space

  • Shop and dine at Highlands Ranch Town Center and the restaurants along Highlands Ranch Parkway, with Park Meadows mall a few minutes away

  • Hike or ride the trails at Backcountry Wilderness Area, Chatfield State Park and Daniels Park

  • Catch summer concerts, farmers markets and community events hosted by the HRCA throughout the year

Is Highlands Ranch right for you?

Highlands Ranch is a great fit if you want strong schools, a true community feel, abundant parks and trails, and an easy drive to work, shopping and the mountains. It's especially popular with families, but its range of homes also makes it a good choice for first-time buyers and for people downsizing within the south metro.
