Living in Boulder, Colorado

A local's guide to Boulder homes, neighborhoods and everyday life beneath the Flatirons.

Boulder is one of Colorado's most sought-after places to live. The Flatirons, a deep commitment to open space, a world-class university and a lively downtown make it unlike anywhere else on the Front Range.

Boulder at a glance

  • Location: Boulder County, about 30 to 40 minutes northwest of downtown Denver via US-36

  • Schools: Boulder Valley School District

  • Typical home price: The city's median home price was about $1.5 million in July 2026, according to the regional MLS

  • Getting around: US-36 to Denver, with RTD express buses and an extensive bike network

Why people love Boulder

Boulder has protected tens of thousands of acres of open space around the city, so trails start right at the edge of town. Chautauqua Park at the base of the Flatirons is a local favorite for hiking, and the Boulder Creek Path runs through the heart of the city.

Downtown, the Pearl Street Mall is a pedestrian street lined with restaurants, shops and street performers. The University of Colorado Boulder adds sports, arts and lectures, and the city has a strong tech and research economy.

Neighborhoods and what drives price

  • Central Boulder, Mapleton Hill and Newlands: Historic homes near downtown and Chautauqua, with some of the highest prices in the city

  • North Boulder: A mix of older homes and newer development close to trails and the foothills

  • South Boulder and Table Mesa: Established neighborhoods popular with families, near trailheads and US-36

  • Gunbarrel and east Boulder: More space and often more value, a short drive from downtown

Homes and prices

Boulder's limited land, strict growth limits and open-space buffer keep prices high. The city's median home price was about $1.5 million in July 2026, down roughly 10% from a year earlier. That softening can create opportunities for buyers. Condos and townhomes offer a lower-priced way in, and nearby towns like Louisville, Superior and Lafayette are popular alternatives.

Schools

Boulder is served by the Boulder Valley School District, which includes neighborhood schools, focus schools and charters. Confirm the assigned schools for a specific address with the district.
