Living in Evergreen, Colorado

A local's guide to mountain living in Evergreen, just 35 to 45 minutes from Denver.

Evergreen is where a lot of Denver-area buyers go when they want true mountain living without giving up the city. Think pine forests, elk in the meadows, a lake in the middle of town and a slower pace, all within an easy drive of downtown.

Why people love Evergreen

The center of town is Evergreen Lake, a 55-acre lake with paddleboarding in summer and ice skating in winter. The historic Evergreen Lake House sits right on the water. Downtown Evergreen along Bear Creek has local shops, restaurants and galleries.

Open space is everywhere: Elk Meadow Park, Alderfer/Three Sisters Park and nearby mountain parks offer miles of trails, and the elk herds are a regular part of daily life.

Neighborhoods

  • Hiwan and Soda Creek: Established neighborhoods near the historic Hiwan Homestead and Hiwan golf course

  • Upper Bear Creek: A scenic canyon corridor with larger lots and creek frontage

  • North Evergreen and Bergen Park: Higher-elevation homes with quick access to I-70

What to know before buying in the mountains

Mountain homes come with a few extra things to check, and I walk every buyer through them:

  • Water and septic: Many homes use a private well and septic system rather than city services. Inspections and water testing are essential.

  • Wildfire mitigation and insurance: Defensible space and insurance availability can affect both cost and timeline, so we get quotes early.

  • Winter access: Steep driveways and private roads matter in snow. Ask who plows the road.

Homes and prices

Evergreen offers everything from cozy cabins to sprawling estates on acreage. Recent estimates put the median around $985,000 in mid-2026, with views, acreage and road access driving big differences in price. Homes here typically take longer to sell than in the city, which can give buyers more room to negotiate.

Schools

Evergreen is served by Jeffco Public Schools. Confirm the assigned schools for a specific address with the district.
