Arvada, Colorado: Olde Town Charm Meets Market Update

A local's guide to Arvada's neighborhoods, where the market stands after October, and what's happening from now through New Year's Day.

Arvada sits between Denver and the foothills. It has a historic downtown, miles of trails along Ralston Creek, and neighborhoods ranging from 1960s ranches to new builds with mountain views. I live here in Candelas, so this guide is a little personal.

The Market After October

Arvada at a glance (latest available data):

  • Median sold price: about $620,000 in October

  • Active listings: about 770 homes for sale

  • Time on market: Zillow shows a median of 28 days to pending. Movoto, which measures differently, shows 58 days, a little faster than last year.

  • Typical home value: about $593,000, down about 2% year over year (Zillow, as of Sept. 30)

What's going on across the metro: Rates climbed through September, and the 30-year fixed ended the month near 7.5%. The Fed also raised its benchmark rate for the first time since 2023. Metro Denver closings dropped about 21% year over year, and inventory sits near 4.8 months of supply. Homes are still closing at about 98.5% of list price, so prices are holding even as activity slows.

What it means for you: Late fall is usually the quietest stretch of the year. Some sellers take their homes off the market for the holidays. The buyers who keep shopping face the least competition of the year, and more sellers are open to concessions and rate buydowns. If you're selling, the buyers out in December are motivated ones, and correct pricing matters more than ever.

Arvada's Neighborhood Pockets

Olde Town Arvada: The historic center has brick storefronts, the light rail, and tree-lined streets. Homes are a mix of early-1900s bungalows, small cottages, and newer infill townhomes, averaging around the mid-$500Ks. It's for buyers who want to walk to coffee, dinner, and the train.

Candelas: A master-planned community in northwest Arvada with contemporary single-family homes and townhomes. It has two recreation centers with pools, a large trail network, and wide views of the Flatirons and Front Range. It's one of the most active pockets in the city, and prices run from the high $400Ks to over $1.5M.

Leyden Rock: A newer community on a ridge near Leyden Lake. It has modern two-story homes and ranches, a central pool, and trails that connect to open space. Average values are around $900K.

Village of Five Parks: Built in the early 2000s with traditional-style architecture, front porches, and a walkable layout around green spaces and a small commercial center. Average values are in the mid-$800Ks.

Ralston Valley: Classic suburban Arvada. Homes from the 1980s and '90s sit on generous lots near Ralston Creek and the Westwoods trail system. It's one of the stronger values in west Arvada, averaging in the high $600Ks.

Lamar Heights & Allendale: Central Arvada's mid-century core. Most homes here are 1950s–'60s ranches and split-levels, and many have been fully renovated. These are among the most approachable prices in the city, in the mid-$500Ks.

Candlelight, Cameo Estates & Spring Mesa: Arvada's estate pockets. Candlelight has homes on private Hyatt Lake. Cameo Estates has equestrian roots and mountain views. Spring Mesa and nearby Northwood Acres offer larger custom homes on bigger lots. Average values run from about $1.1M to over $1.3M.

Coal Creek Canyon: Mountain living inside the Arvada mailing area. You'll find cabins, contemporary mountain homes, and acreage among the pines, from under $300K to several million.

Neighborhood values are averages from Homes.com and shift with what's listed.
